When selling your property you want to sell it fast and for top dollar! This involves careful planning. Here are some steps to help guide you on your way.

"The 8 Step Formula"

1. Become unattached. Make a mental decision to let go of your emotions.

2. De-personalize. Remove and pack all personal items such as pictures, heirlooms and artifacts. You want the new buyer to imagine their own photos and belongings around the house.

3. Clean up. The property must be neat and clean for a fast sale. The last thing you want is to have a potential buyer walk right in and turn right back around.

4. Arranging closets and cabinets. Make the areas look clean and spacious. 

5. Furniture and packing. Put some things in storage. Keep furniture to a minimum so the home feels open and airy. Simple is better!

6. Repairs. Replace cracked tile or damaged flooring. Patch holes in walls, fix:  leaky faucets, doors, cabinets etc. Make sure the home is well lit by replacing light bulbs.

7. Critique. Picture yourself as a potential homebuyer. Stand out front and look to see if you would change anything. Do you like what you see? Is it welcoming? Do the same for the interior.

8. Curb Appeal. Make your house stand out from the others. Power washing and fresh paint can do wonders. Replace landscaping and make sure the lawn is mowed. Be sure the home address is visible from the road.
